Cleaning Standards

  • Deep clean all rooms (bedrooms, bathrooms, kitchen, living areas)
  • Vacuum and mop all floors thoroughly
  • Clean all windows and mirrors until spotless
  • Dust all surfaces, shelves, and furniture
  • Clean and sanitize all bathrooms (toilets, sinks, showers, tubs)
  • Wipe down kitchen appliances inside and out
  • Empty all trash cans and replace with fresh liners
  • Change all bed linens and ensure pillows are clean
  • Wash all towels and provide fresh ones
  • Final walkthrough: Property must be delivered clean, exactly or better than when your guest arrived

Key Handoff Procedures

  • Prepare a secure key exchange location (front door, lockbox, or designated spot)
  • Ensure proper ID verification: Guest must show valid ID (driver's license, passport, etc.)
  • ID verification does not need to be personal—a secure, non-contact handoff is acceptable
  • Provide clear written instructions for key pickup location and timing
  • Include backup contact number in case of questions
  • Confirm key receipt with guest via message or email
  • Ensure all keys are labeled and functional before handoff

Emergency Contacts & Documentation

  • Provide emergency contact number (yours or property manager)
  • Include local emergency services numbers (police, fire, medical)
  • Create a house manual with:

  • • Thermostat/heating/cooling instructions
  • • Appliance operation guides
  • • Trash and recycling pickup days
  • • Parking information
  • • Local area information (restaurants, shops, attractions)
  • • Utility shut-off locations (water, gas, electric)
  • Provide written copy of house rules and expectations
  • Include your preferred contact method and response time expectations

  • Complete all cleaning at least 24 hours before guest arrival
  • Take photos of the property in its clean condition for your records
  • Do a final walkthrough the morning of guest arrival
  • Ensure all lights work and the home is well-lit for arrival
